No. M2 Properties is a family-owned business renting our own apartments directly to tenants. There are no agency fees, no finder's fees and no hidden charges. You deal directly with us.

The minimum rental period depends on the property, although we usually focus on longer term rentals. For rental periods shorter than one year, the monthly price may be different.

Submit a viewing request through the property page or contact us directly via WhatsApp. We review all requests personally and confirm viewings within 24–48 hours. Viewings are never automatically confirmed — we check availability and contact you to arrange a suitable time.

We typically require a deposit equal to one month's rent, although the exact amount may depend on the property, rental term and tenant profile.

Pet policies vary by property and are clearly stated on each listing. Some properties are pet-friendly, others are not and some are negotiable. If a property is marked "negotiable," please mention your pet in your viewing request and we will discuss it directly. If a pet is accepted, the required deposit may be higher.

Parking availability is listed clearly on each property page. Where parking is included, it is stated in the description and covered in the rental price. Some properties offer parking at an additional monthly cost.

Typically, utilities such as water, electricity, gas, central heating and waste are excluded. You will be charged for utility usage based on meter readings. The electricity contract may be transferred into your name. On request, we can provide an estimate of average costs based on historical payments.

We require proof of identity, proof of income or employment and references from a previous landlord where available. For foreign nationals, we may also request a copy of your residence permit or relevant visa. You may also be asked to provide a notarial deed confirming submission to enforcement regarding vacating the premises. Specific requirements will be discussed during the viewing process.

Absolutely. We always arrange in-person viewings before any agreement is signed. We do not pressure anyone into signing without seeing the property first. Virtual tours may be arranged for international applicants, but we recommend an in-person visit where possible.

Move-in timelines depend on the property's current availability and our review of your application. Once an agreement is signed and the deposit received, move-in can typically happen within a few days. We will always be transparent about expected timelines from the first enquiry.
